Condominium Units

The residential component of CARAPACE consists mainly of compact one-bedroom residences, together with a smaller number of two-bedroom layouts.

1 Bedroom

The researched residential sizes are approximately 26–43.53 sq.m.

Several different layouts are available, including standard one-bedroom units, pool-access units and Jacuzzi-terrace units.

Two-bedroom units are also available and are approximately 54–56 sq.m. according to the available project and resale information.

A current resale example is approximately 54.7 sq.m. with two bedrooms and two bathrooms.

Some property portals currently list studio units at CARAPACE. However, the more detailed original project information primarily identifies one- and two-bedroom residential layouts. Studio units are therefore not presented here as a confirmed original standard project type.

CARAPACE is located in Khao Tao, Nong Kae, south of central Hua Hin. The neighbourhood is quieter and less urban than central Hua Hin, with beaches, local restaurants, cafés, residential developments and natural areas nearby.

The project is positioned directly beside the Khao Tao coastal area. Project information describes the beach as being directly in front of CARAPACE, with no major road separating the development from the beach. Other property sources quote approximately 100–400 metres depending on which part of the project or access point is measured. For website purposes, “beachfront / direct beach access” is therefore more accurate than using one fixed distance figure.

Ownership and Fees

CARAPACE is marketed as a freehold condominium. Project and current resale sources confirm freehold ownership, including Foreign Quota for eligible units.

The actual Foreign Quota position should always be confirmed with the juristic office for the specific unit before purchase. 

The reported common-area maintenance fee is approximately THB 40 per sq.m. per month. A specific current listing, for example, shows a monthly CAM charge of approximately THB 2,188. 

The reported sinking fund is THB 500 per sq.m. This should be confirmed against the current management documents before purchase. 

The original project marketing also included an investment programme with a 5% guaranteed return for five years associated with the hotel/investment phase. The published programme stated a period from 1 September 2022 to 31 August 2027. Because this is a contractual programme rather than a general rental-market rate, buyers should verify the current validity, terms and transferability of the specific contract before relying on it.
